Frequently Asked Questions

Are granny flats worth the money?

A 2 bedroom granny flat in a good area is getting approx $600 a week in rental income. Sometimes even more.

On a 250k build, that's a 12.5% return on investment.

Where else can you find that same return? Especially in the current market.

How much does a 2 bed granny flat cost?

A well built 2 bedroom granny flats costs approximately 250k. The price can vary significantly depending on your specific block, design or location. You can't truely get a fixed price quote until all of the consultants have given their advice and the design has been approved.

Do you build the granny flats as well? or just manage the process?

We don't build the granny flats in house, we refer you to vetted licensed builders to install our designs.

How do I know if a granny flat is suitable for my block?

As apart of our B2B process, we will do a comprehensive check on your block and determine if its suitable for your block.

If you're not ready to commit to the B2B but you want to know if a granny flat is suitable, you can order a block check through this link:

If I signed up today, how long would it be before tenants moved in?

It's been done in under 6 months in the past, although every job is different. It depends on your co-operation, finances, material availability, builder availability, etc

What's DA or CDC mean? And which one am I?

1. CDC (Complying Development Certificate)

A fast tracked NSW approval pathway that bypasses council. Generally approved within 4-6 weeks. You must meet a certain list of requirements for both the design and the block, if you can't meet one of the requirements, you'll need a DA.

2. DA (Development Application)

The standard approval pathway through council. Approval times vary council to council and depends on the workload they have at the time.

Whenever possible, we opt for a CDC rather than a DA.

What happens if my granny flat doesn't get approved?

That won't happen because we do our own due diligence before we agree to the B2B process.

But if for some reason, the approval gets knocked back. We'll cover the costs of a re-design until we can reach an approval or we'll give you 100% of your money back.

MEET THE FOUNDER

Josh Alcorn

10 years ago I was earning $11/hour as an apprentice carpenter.

Today I joint own more than $4.8 million of property. (For context, it would take 436,363 hours @ $11/hour to make 4.8 million)

This hasn't happened by accident. It's because I learnt and implemented a 3 step strategy:

1. Buy a good asset

2. Build a granny flat in the backyard so the rent from both dwellings covers your mortgage. (Yes, its possible, even in todays market)

3. Hold on and let capital growth do its thing.

This isn't some industry secret, it's dead simple and anyone reading this right now can use this exact same strategy.

My success is only measured by how many other people I can help achieve the same results I have.
